DETERMINE YOUR BUDGET
A dream is nothing but a dream without a plan… and money. Sad but true. Many people dream of owning a property somewhere exotic to escape winters or simply to wake up by the ocean every morning. Establishing a budget for this project should be your first step as it will show you quite quickly what you can and can’t afford.

WHAT DO YOU WANT?
Establish what you are looking for. You can make a list, find pictures or even draw your dream home, which ever works best for you. Think about the kind of property you want (house, condo, land) and its features. What would make this property your dream home? As you are envisioning yourself owning the most gorgeous Mexican villa, please keep Step 1 in mind. Everybody wants a 12 bedroom villa with 2 private pools and a private chef ;)

FINDING THE RIGHT AGENT
Finding the right agent is a crucial step in the search of a property. Find someone you connect and want to work with. Someone knowledgeable and willing to go the extra mile for you. If you decide to work with someone other than me, that’s totally okay. I still wish you the absolute best and would love to hear form you in the future.

DISCUSSING YOUR NEEDS AND WANTS
Let’s say you have decided to work with me. Congratulations on making a wise decision ;) Now we’ll sit down and discuss your budget, needs and wants. During that meeting, I will get to understand what you are looking for so that I do not waste your time showing you properties that do not match what you are looking for.

THE HUNT
Based on our meeting, I will start a home search for you, looking into everything that is available at the moment and narrowing it down based on your Wishlist. MLS (Multiple Listing Service) allows me to send and receive alerts as soon as new listings hit the market, so that we can act quickly if need be.

GET IN, BUYER! WE’RE GOING SHOPPING!
Now let’s go look at properties! That’s the fun part. We will book a few showings and hopefully see every property that corresponds to what you are looking for. Ideally, we find something that you like on day 1. If not, that’s totally normal. No pressure on my end. Based on what you liked and disliked during our first day of showings, we will readjust our search and hope to find THE ONE next time.

PUTTING AN OFFER
If you found THE ONE, let’s put an offer on it before someone gets their hands on it before us. Depending on the market, we make need to act fast. Based on the comparable on the market, we will put an offer that protects your best interests., which will include conditions.

FULFILLING CONDITIONS
Our offer will include the conditions that need to be fulfilled for this offer to be firm. Once the conditions are met, our deal will become firm.

DEPOSIT
Since we are now in a firm deal, we need to pay a deposit, which will be held in trust until closing.

CLOSING DAY
You can expect closing to take a few months. Since most transactions are done between foreigners, banks will need time to process everything appropriately.
